The lodge is a 10-room facility on 3.705 acres (15,0000 m2) with a small restaurant. Included in the sale of the lodge is all its furnishings: beds/furniture, linens, kitchen and laundry appliances. Each room has a private bath with hot water and a private balcony with views of San Luis, the Gulf of Nicoya and mountainous Reserve land. The restaurant is the first in San Luis. The restaurant building houses the reception desk, public restroom, kitchen and laundry area. There is room for expansion of the hotel and/or restaurant; again, the exciting thing for the new owners is to make it their own. (The original plan for the hotel has been to expand gradually as time and money allow to construct two other "wings" of 10 rooms each, making the lodge a 30-room facility, according to the blueprints.) There is also a trail system on the property, winding behind the lodge. Trails take hikers across three natural springs on the property.The source for the lodge's water supply is its own natural springs; as well, there exists the option to tap into the community water supply recently installed in San Luis.

Construction on the hotel was completed about October 2008, so it's a brand new hotel. Because of that, it's that much easier for the new owner to make it their own--in decor, in food service, in pricing (for rooms and room/tour packages) and in marketing

There is an excellent resource of the Monteverde area, www.monteverdeinfo.com; it's full of information on how much Monteverde has to offer guests who stay at the lodge. Also, in San Luis itself, the attractions are the San Luis Waterfall, coffee and trapiche tours (traditional way of extracting juice from sugar cane) as well as the tranquil views of the San Luis valley and the Gulf of Nicoya. San Luis is a quaint and quiet community close enough to Monteverde, 4 km, to enjoy its conveniences (banks, clinics/medical care, grocery stores, bookstore, internet cafes, museums, shopping and restaurants) but just enough off the beaten path to escape the hustle and bustle associated with centers of commerce (cars and people). The lodge sits right at the foot of the paved road that winds up the mountain to Monteverde and just up the road from the University of Georgia biological research station.

Included is a portion of the map of Costa Rica where Monteverde sits. The Monteverde Cloud Forest is highlighted in yellow; that is the lodge's location. The black line running left to right is the interamerican highway that runs the length of the country, from Nicaragua to Panama and from which the road to Monteverde/San Luis/Santa Elena comes. You'll notice in shadow-type lettering near the yellow spot for the Cloud Forest, "Santa Elena", the town that is basically the commercial hub for the Monteverde area. The towns of Lagartos and Sardinal on the highway are highlighted yellow; they are the entry points on the highway to Monteverde. The airport symbol up north near Canas is the Liberia airport. As well, there is an airport symbol down south near San Jose, the capitol. Puntarenas is the port city on the Gulf of Nicoya. Many cruise ships dock there. The map gives a good idea of the location.

There are a few specific client/people groups for the lodge. There are birders from all over the world that go to the Monteverde Cloud Forest Reserve to walk its trails and spot birds. There are guides that work the Reserve and other places and tourists pay for their services to show them around and help them find birds (and other animals like sloths, monkeys, etc.) If we were able to run the property, we would cater to, among others, birders, as a birders paradise. The lodge is just minutes from the Reserve; plus there are plenty of birds in San Luis, and attracting hummingbirds with numerous feeders around the lodge (like the Hummingbird Gallery near the Reserve does) would be great. Many eco-adventure businesses have popped up in Monteverde, and the people who want to do something besides lay on the beach for their vacation go to places like Monteverde for the canopy tours and zip lines, etc. One gem in San Luis that hasn't been particularly touched upon and that eco-tourists would like is the San Luis Waterfall; people do know about and people do trek up there, but that could really be capitalized upon by the lodge by leading tours to it. The waterfall is on Reserve property, which is not a problem, but the way to it crosses private property. That's not a problem either, but the landowners get some compensation for entrance; a win-win agreement for them and the lodge could be made. Also, there is an annual run in San Luis and it attracts many runners; being sponsors of that event and making it even better organized, etc., would be a huge open door for the lodge. There are many students from different universities that study in the area for semester hours, etc. As mentioned above, the University of Georgia's station is in San Luis. Marketing to parents of those universities that send kids there, could be lucrative. And packaging tours for lodge guests to local attractions would earn commission. Again, there is tremendous potential because the lodge is in the right location; however, we're just not in the position to make the lodge all that it can be.

There is room for expansion of the hotel and/or restaurant. The original plan for the hotel has been to expand gradually as time and money allow to construct two other "wings" of 10 rooms each, making the lodge a 30-room facility, according to the blueprints. And expansion and relocation of the restaurant toward the front of the parking area for sure views of the Gulf of Nicoya, was also a consideration. There is also a trail system on the property, winding behind the lodge. Trails take hikers across three natural springs on the property. The source for the lodge's water supply is its own natural springs.
